Our Washington DC region experiences more of the 'freeze/thaw' effects than the states to our north. This can be problematic to our homes and our chimneys in particular. If there are cracks in the masonry crown or between the mortar joints on your chimney, rain water and moisture from melting ice and snow seep in and freeze overnight when the temperature drops below 32 degrees. The water expands, and as it does, the cracks and gaps widen sometimes to the point where the masonry is no longer bonded to one another. The bricks also become loose and the mortar crown lifts from the top course of masonry.
